Condo 256x300 Condominium In Kota Kinabalu

For the past 2 week, I have heard 3 condominium projects launched surrounding Signal Hill with selling price not less than RM400 per sf. The best part for developer is that they sold out in less than 2 hours and some even fully registered before launching.

One of the listed company known as SBC Bhd gets all their unit registered before 10am after they start at 9am. Another new condominium project expected to be launched in the middle of this month located in front of Wisma Perindustrian is even better – fully registered and taken up without any brochures.

Have you wonder why all new coming condominium development will continue to command higher price yet buyer will keep buying?

By middle of next year, I foresee double storey terrace house at reasonable location with land area of less than 1800 square feet will exceeded RM400K. Developer will not be so kind to sell their terrace house lesser than this amount due to the land costing effect.

Good location especially around Damai, Likas, Luyang, Iramanis, Kelombong, Penampang and Kingfisher will continue to command good price but will developer construct double storey within this few area? NO!! Within this hot area, for sure developer will develop 2 ½ or even 3 storey house with prices will be not less than RM700K.

I believe majority of the developer will maximize their land for condominium or apartment development especially area like Signal Hill and Likas. This is located only about 3KM to town with potential sea and Mountain View. All newly launched condominium at Signal hill area last month commanding prices of not less than RM450 per square feet and mark my words it’s going to be more for coming new condominium development within this area in next 6 month.

Time has change. Younger generation has different concept and living style. This group of young professional will demand a different living style at “signature address” especially glamour place like Signal Hill and Likas, while in KL are places like KLCC and Mont Kiara. Not only that, condominium which promises one stop lifestyle living also provide plenty of facility like gym, tennis court, badminton court, swimming pool and BBQ area.

But bear in mind, the more facility given the higher the management fees is going to be. So watch out when you buy condominium as the fees itself will kill you if your investment turns sour.

Lately I saw old generation also moving to condominium due to security reason. So everyone is accepting the condominium concept which will lead to the higher demand especially new place like Kota Kinabalu.

Dear all, remember what I told you today, human wants hassles free and convenience when it comes to purchasing property. Developers are tapping this market thus providing smaller units, fully renovated unit, fully furnished, and of course with attractive bank interest package to make sure all of us bought their unit without any doubts.

Bank will continue to support as younger professional are financing all the above under one roof. This solves all the hassle of renovation, shopping for furniture and shopping for lower bank interest. No doubt developer is enjoying extra profit from their effort but its hassle free for you.

Within the next 2 years I can assure you all, Signal Hill area and Likas area will be the main development area which developer will attack for luxury condominium. Prices of condominium will continue to rise depending on location, view, design and concept. Please don’t hope for cheaper and lower price when you talk about Signal Hill and Likas.

But one thing that doubt me so far is whether the rental market is going to stablize at 7%-10%? Not likely, in developing country rental yield will drop when property price when up. Like in HK rental yield is only around 3%-5%. Therefore, for those who bought luxury condominium for rental collection, watch out.

I notice that in KK, the market for rental of RM5K per month is tough unless our government really promoting MM2H and attract more foreigners to come in. Otherwise, pray hard if you already bought it for rental collection.

Hi Ck,

I have been reading your blog for a while and I think you are very generous to share all your rich man “strategies”, really appreciate the effort you put in to maintain the site.

Recently I came across a deal with a fairway mansion condo, 1500sf, RM285k. As I study it, i found several things about this condo.

1. The density is low so the potential of capital appreciation might be there.

2. The location is good with market 5 mins away and beverly hills eatery 10 mins away, plus luyang and citymall is easy within reach. Plus a Golf club is just next to it.

3. The per sf is only RM185sf is one of the cheapest around for condos.

The thing I am hesitant about is the management fee of RM220 per month, as I am going to rent it out, I will obviously need to rent it around 1400 to 1500 to able to have positive cash flow.

What do you think of the deal, is it a good deal?

I just bought 1 unit of Fairway Mansion for RM328K, 1536 sq.ft and renovated. I believed Fairway Mansion is the cheepest condo in KK. Maybe this is because is near to high tension power and no strata title issue yet.

Why so particular abt the high tension tower? it is common in other area.

When you have more choices like last time, I dont think you will paid RM200 pst for high tension area. Last 5 years The Peak Phase one also selling at RM200psf with fantastic view. So time will proof how good is your decision. Happy Investing.

i guess “high tension area” will be a issue for you when u wanna sell off the property in the future..

common thinking is that “high tension area” causes cancers if u stay near for long term…unproven scientifically yet but the buyer’s concern…

I agreed with GK that “high tension area” will be an issue when wanna sell off
the property in future. But I didn’t plan to sell it. Fairway is cheep to stay but not for investment. AGREED?

I am stay in Kuching now, noted that the MJC Condo and Semi D also next to high tension tower. However no body bother and voice about it and the price is sky high. Maybe KK ppl are more concern abt health.

Maybe is good to hv that kind of thinking, so that ppl like me can get cheeper home. Hope and pray to hv long life!!!!

I haven’t seen the 6th floor unit, is it a corner unit? How much are they selling for?

Anyway for the high tension issue, I dont think it will matter in ten years time since the rest of the condos in KK have gone up so much in price, it will be difficult to find existing development. Unless there is a scientific proven case, the place will be a good location.

I think humans today die faster because of heart diseases, diabetes rather than high tension place, and fairway mansion behind got a place to jog and exercise.

Hi Ryuken,

I had bought that 6th flr corner unit at RM328K with 1536 sqft, it is nice because the previous owner had changed the floor tiles and granite surface table top on bath room and kitchen, the ceiling also changed to plaster ceiling, 5 new aircons, all lighting fittings installed and never tenanted before.

I like Fairway because it is well maintain. The developer has a good name (BHMF, Borneo Housing) is jv between Sarawak and Sabah Government (if not mistaken). So no worry abt the management.

It is convenience to me as i am working at Bundusan Square and my kids to study at SJK Yue Min.

Last time the 1st floor unit they were asking for RM298K, maybe now they are willing to lower down. But definitely needs reno.

Security in KK also been the factor for me to buy condo.

Hope that i am not making wrong decision. Because RM328K is not small amount.

Hi,

when we talk about HT area, can the residents of the housing or condo voice their concerns to the local authority? Say when u bought the property no HT. Then in 5 years, the nearby area is constructed and gazatted for HT poles. Any thoughts on that.

Sometimes is good to hv that kind of thinking, so that we can get cheeper home. I am staying in Kch now, noted that the MJC Condo and Semi D also near to high tension area, but no body voice abt it and still selling with sky high price. Maybe KK ppl are more concern abt health.

Actually we cannot control the authorities to put up the tower, as long as it is within the government road reserve. It is luck lah!!!!

Fairway is cheep to stay but not for investment. AGREED?

Yes, i agree $210++ is considered cheap in term of Condo-type in KK. But i rather buy landed property such as Double Terrace house with $300,000.++ if i plan to stay longer locally..

As you are from outstation, Fairway condo suit u well, as security is the main concern when u are away.

Hi,

As CK mentioned earlier, sometimes people dont have much choices. Even it is just right beside the HT area, still there are people buying it, eg. Taman Cerah In Menggatal area, you will be surprised to see how ‘giant’ is the HT Tower, wiring are virtually flying all over the Taman area. Yet it is continuing building new phase, it is phase 5 now, and believe more will be coming.

Also, couldnt remember exactly when was the 1st phase constructed, probably around 5-7 years ago, when they first launch their terrace house, it was only around rm180k, now is selling around rm288K-rm400k ++.

Surprisingly can appreciate so fast within few years even though it is surrounded by huge HP tower. Really dont understand at all.

Really not easy to get reasonable selling price for terrace houses in KK area nowadays. Among them, most of the selling prices are vary a lot (overpricing) from the bank valuation price. Sigh! Imagine if all the allowances eg, petrol, flour etc have been cancelled. It will be a hard time for the lower middle income group, and the dream to getting a terrace house is even more far far away…

Developement project for Wahmie Group. The condo consist of 554 units selling from RM240K last 2 years. All units are fully sold and subsales is selling not less than RM315K depending on floor and unit size. Happy Investing.

Health vs wealth, it depends on which side you are in. If you own the shoplot that the telco company want to install their communication equipment, you could collect up to RM5000 rental per month just by renting out your rooftop. As the landlord, you would definitely agree because this is the perfect tenant! But for your other tenants renting the other floors downstairs, they have to live with the dangers of the communication equipment affecting their health. These tenants naturally would prefer to move out if they have the choice – but when you cannot afford your own home / place to stay or an office, you have to rent from somebody. Again the morale is buy properties in good strategic location and wait. It is easier said than done but if we do not start somewhere now, very soon prices of properties will be more & more beyond our financial capability and time due to our age factor (cannot leverage on 20-30 year loan). If you do not own any property, you would not have much options or choices, including putting your health at risk. For the property owner, the $$$ just keep rolling in…

What news you expected?Some of the The Peak Vista unit is unsold due to the location and the prices is matching The Peak Vista Block A as the developer are not in the hurry to let go since they have enough funding to construct their project. Would like your comment on the bank loan, whether its better to take BLR or FLR for long term investment? My husband recently bought a unit of condo for rental income and appreciation value, I do hope we could cover the loan in the long run. We have an offer from Public Bank but am considering EON bank for long term investment as FLR rate is quite stable. We haven’t sign the offer yet as the owner just signed SPA.

I bought a Type A unit at Peak Vista in early 2009 for ard 450K++ and I thought it was rather costly during that time. Never I would imagine that it was priced at 630K++ during the recent phase. Considering that the rental yield is between 6-7%, one could ask for rental at 3.7K/month based on the latest price. Honestly speaking, it would difficult to achieve it as there isn’t many expatriates living in KK and furthermore, there are many other housing options in KK. I wonder how these expensive units can be snapped up so quickly if based on the unrealistic rental as investment. Maybe, these buyers are the rich locals or foreigners who are buying to stay.

What is your view on the rental market in KK esp. around Signal Hill area?

Refer to my last month topic on “Easing rental Yield”. At all time in growing economy rental yield will not be use as the benchmark against your prices. Just like in HK, rental yield only around1.5%-2.5%. Happy Investing.

i would like to ask what is the criteria to choose a house loan package from bank to bank? since now the bank negara has standardized all the interest rate BLR-1.9% for the housing loan, so what is the other criteria to choose between bank to bank. could you advise on this since you are working in the bank line :)

Eden Height’s Mgmt informed that they have rented the roof-top to a tele-comunication co to install their tower. Is this the same as GK mentioned on 10/6/10 that this is even worse the high tension? I like Eden Heights but need to confirm this before committing.

Im a government servant and just came across an advertisement from Wong Kok Group on University Condo Apartment 2 in Menggatal. The selling price is around RM193K for a 3 bedroom (~750sf) unit, 3rd flr. Lots of benefits offered including renovation, free legal fee n etc…Estimate to complete in 2012…Im considering it for investment. I need your opinion on it as im very new on property..Thanks

RM193K for a mere 750sft, I think is just too much for a location like Manggatal! Look, its like a pigeon hole of a place – why do Wong Kok Group always build a very tiny place like this??? Look at their project at summer bay Kinarut….its a nice place but just too small! Its ok for a single person but not for family!? Common Wong Kok Group….build something suitable for family to live in – not for pigeons! Sorry but I just dont understand why developer still building such boxes!

Location is fantastic. I dont think you can get such value by local valuer. Its only between RM350K only unless its very well renovated and manage. But looking into long term potential the appreciation will be abit slow in view of short land tenure. Happy Investing.

surian residence, R55, Jesselton villa @ Hiltop, Wilakaya to name a few. A few more @ signal hills I think. Anyway, need to choose wisely. Watch out for budget news Friday.

Was wondering whether Puncak Menggatal is considered as condominium or apartment? They market themselves as condos but some people are saying Puncak Menggatal are actually apartments. How to differentiate condos from apartments in Malaysia? I’m a bit confused.

Puncak Menggatal Phase 2 detached corner unit is selling for starting from RM220k upwards for 965 sq ft. Worth it? Semi-detached is lesser by RM10k or more.

According to the developer, they are launching Phase 1 soon & the price will be at least RM10k higher than the Phase 2 units. Chance for capital appreciation?

Condominium have more facility compare to Apartment. For the phase 2, I never heard any yet. I’m not confortable with the location as it was surrounded by industrial which you will get tenant like industry workers that might be a bad paymaster. Happy Investing.

So since Puncak Menggatal / Menggatal Heights has swimming pool, gym, basketball & badminton court, jogging track & security guard, I presume they can be considered as condominiums?

The project is divided into Phase 1 & 2 but somehow they have launched Phase 2 first which almost sold out now. Phase 1 will be launched soon & the prices are said to be at least 10k higher than Phase 2. Prices seems to have increased a lot. What is the market value for detached condos unit? Any idea?

HI,
Looking at all new development, most of them are price at RM200-RM300 psf. There is no such development at Menggatal area, so its hard to justify the rental market and potential appreciation there. Office bank ie banking, corporate office and etc are still focusing at matured area like Damai, Likas, Kingfisher, Luyang and Penampang. So I’m doubt over the rental market at Menggatal and types of tenant which will affect the rental yield and collection part. Highly considered. Happy Investing.

I have a unit of Eden Heights Condo with floor area of 2030sf and it’s tastefully and nicely renovated with built-in cabinets and complete with aircons for every bedroom, family, living and dining room. Is Rm500,000 a reasonable price to ask for?

Hi Chong,
Just checking if you have found interested buyers to buy your unit at Eden Height? If not, I am interested to consider viewing your unit, but first, would you please furnish me with these questions:
a) How is the cleaning services, maintenance and management at that building?
b) Is the security tight and consistent?
c) Do you think the building are fully occupied at the moment?

I could run all this checks myself, but I am currently not in KK.

I dont think there is. Land cost within 10KM from Central Business District was too high which only profitable if they developed high rise. For newly condo, I think they will brought forward into 2011 for lauching. Its end of the year, property market expected to be abit slow. Happy Investing.

1. have you done your own research?
2. When you enter into the building did the security stop you?
3. have you grant through local newspaper on expected rental for that condo?
4. Whatever you buy especially property will have appreciation.so what is your expectation?
5. land at the bank is mix residential development ie semi-d, bungalow and condo’s
Market value of the unit depending on the renovation/condition of the unit..

Why argue the name? Its the same anyway. Puncak Menggatal is BM and Menggatal Heights is Eng. It is printed on the brochures. I am very sure with the name my friend.

Agree with CK, this is the way to learn although it sound arrogant.
BTW, I did my survey but just need more inputs as people always see things from various angles.
My view on my own questions:
1. Building management – so so only
2. Security – Guard is ok only but, was their any unhappy incident before? (looking at the land behind might attract squatters)
3. Tenants – not so sure
3. RM350k is on the high side but if there is good potential higher appreciation in near future, why not? But, what worry me was, all of sudden, there are 2 – 3 units for sale, strange???

I’ve dropped my idea and looking for another opportunity.

Your success in real estate is really stunning and eye opening to a lot of us. To me there is no doubt that you will hit more success in the future. In that sense, would u expect the same to befall ur blog? U know u actually owe nobody here, in fact it is people like me who owe you for your wisdom and knowledge which you’ve shared selflessly. So nobody can actually blame you if you choose not to answer seemingly ‘stupid’ questions, but to ridicule people’s idea or mistake that’s really insulting and rude.

People ask question because they have seen you answered with patience, and that you said ‘we learn through sharing with each other’, that’s why people ask, I bet nobody will want to ask if they know what kind of response to expect in the first place.

I’m not trying to lecture you so please just regard it as a friendly reminder from a stranger. If your recent change of attitude is due to JCK and the like who like to question your strategy and knowledge, I’m afraid your change has suited their taste, just a tad too well.

I don’t know how old is JCK, but he did appear to be a prudent investor. He may have been very successful in building his wealth all these years, so much so that he finds any ideas that deviates from his as not viable. But hey, this is your blog! You are the host, not him!

As for you, you can proudly ask ‘What have you done when you were 30 years old? Look! I’ve achieved most of my goals and am willing to share my knowledge with others, and even to the great length of providing free consultation for people who I have never met, so what have you done back then? If you have done greater than I do, good for you, and that will make a lot of people very envious of you, but would you kindly share with us success story?’

I’m not trying to do any harm here, and as time goes by, I will still recommend your blog to my friends because it is really good. Forget those who criticize your grammar. Even a monkey can tell that good grammar doesn’t make one a good investor. And again it is your blog, it is you who will decide what to do of it. By the number of comments here, I think you are already gaining quite a number of readers. It’s you who will decide if you want to stop here, or make it even better and earn more recognition from old and young people alike.

Hi David,

The problem i find with a lot of these questions is, they are repetitive, and shows lack of research on the property they are trying to buy. If you really are serious about property please do your homework, read all of CKWong articles, buy a few books on property, and learn as much as you can from agents, bankers, lawyers, friends and fellow investor. Some are unwilling to part with 30 to 50 ringgit to buy a property books, and yet they try to buy a property that is worth 350k and above.

I ask before if anybody willing to pay CKWong for his knowledge on property , but there were no response so just show how people always take things for granted and are unwilling to make scacrifice.

Anyway, I am grateful for CkWong for providing this blog, for it had inspired me to achieve much more.

Yeah I kinda agree with you. That’s why I’m reading CK’s posts again and again. I think CK may one day consider compiling his articles and publish them in a book. At this rate, I don’t see why not.

Actually my motive is just to reassure CK that he has many people’s support. I think he appeared to be irritated of late (no offense, CK, really!). Just worried that he may have been affected by people who like to pick on him, you know, like JCK et al.

Hi CK,

I’m searching for a decent condo or apartment at the moment which could work as my home for now and as future investment. I have recently went to a viewing in Grace Ville. It’s in a good location and everything seems very convenient. But it seems a bit nuisance with the vehicle sounds and airplane noise. I’m also worry about the mosque nearby. I’m a bit worry about reselling it in the future. The selling price is about rm50k for a duplex around 1400sq.ft. Is this a good investment? What do you think about this apartment? Another choice would be Radiant Tower or Radiant Maisonant which is considered as a more high-end condo.

Friends,

Recently, the Fairway Mansion Condo’s Management announced to increase the management fee by 30% (equal to 19 sen psf now). The management claimed that it is still cheeper if compared to The Peak, Peak Vista, Hings and Puncak Luyang.

It is rediculous and how can the management compared Fairway with these high end condos. I need the followings info and advice from you guys;

1. How much is the management fee for 1 Borneo, Eden Height, Wakiki, Hilltop and other condo/apartment which is similar to Fairway?

2. Can the Management just simply increase the management fee in term of legal aspect? any Authorities can assist in this matter? What shall we do if we do not agree on the increment.

I think they have the right to do so as long as they can justified the cost rising. Sometimes its better to have management office run my developer. Otherwise it would be like “The Peak”. I heard alot of people dont want to paid. This will create more trouble over the long term. Happy Investing.

Hi,

Through my search in property portal, it is found that the prices of certain condominiums in KK are incredible high.

I wonder what happen in KK in early 21st century? With the price of > 0.5 million per unit, I don’t think the potential buyers are from the working class in KK. My guest is there must be a surge in demand from foreign countries.

Since you the expert in property investment, may I ask in term of a pie chart, who are the buyers of all these so called high class condominiums. Who are they? What are these buyers usually looking for? Why they choose KK? If they have these capitals, why they don’t invest in Singapore, Hong Kong or Dubai. Has KK become an educational, medical or resort hubs?

Also, is there a ministry of housing website in KK recording how many property transaction in a month, some price index or parameters so see how incredible the property market is in KK?

The going to be launch Condo project “Element” by Wah Mie is at good location Likas, very near to schools and city centre, the only thing that bother me to invest is the high indicative price is 420 per sq ft and above (smallest unit is 1200 sq ft, hence cost about Rm500K), mgt fee is about 0.25 per sq ft. At this location, what would be the potential rental yield and is it worth to invest here or other project?
