Exciting Durian Story

Land cannot be plant, cannot be reproduce or even grow!!! Like it or not we have no choice but to accept the fact that “we are getting less land” day by day. It makes our mother land getting more valuable every second. To invest in land, you require time and money. If you don’t have money to buy expensive land then you must at least have “time”. Time will be your main sources to turn your hard earn money into fruitful investment.

It’s has been proven again and again, land investment never fail to bear its fruit. Last week when I was at my hometown, my RiCH DAD told me that… it has been always an uptrend mode for land price even small town like Sarikei, Sarawak. I believe so as it does happen every way even small town or dead town like Kudat, Kota Belud or Kota Marudu also enjoying huge appreciation. Land nearby which I bought back in 2005 is asking for RM30K per acre!! Yes that is about 7 times @ 700% appreciated!!  

Land investment is not an easy game especially when you talk about big capital outflow and low potential of monthly income, normal investor normally will not touch this game. Of course some of you might say investment of land at big town area especially like Kota Kinabalu will enjoy fast growth. But my question is can you afford it? If you can afford it, of course this will be definitely best asset to keep among all others like shop lot, retails unit, and residential investment. Land price along high roadside will be the best to accumulate in view of smaller size of investment making it affordable and acceptable collateral by most of the bank as ‘residential or even commercial’ properties as well as enjoying residential loans benefit like longer loan tenure up to 30 years and lower interest rate like BLR-2.4%. The best would be you are enjoying commercial rental yield and potential upside is much higher especially when your tenant renovated your ‘residential’ unit into showroom or high end restaurant. The upside wave is stronger especially land next to main road along Jalan Tuaran, Jalan Likas, Kolombong Highway, Tuaran by pass, Menggatal,  Jalan Sembulan, Penampang, Lintas, Luyang and Inanam. Some of the owners are asking above RM180 psf!! Is that worth to invest? Personally I would say YES. Simply because if you have roadside bungalow of 0.25 acres @ 10890 sf, at RM180 psf you will get around RM1.96M and with additional construction cost of RM 1.2M to build 3 storey semi detach commercial building. This will total up RM 3.2M for both unit @ average of RM1.6M for each lot with land size of 4000sf and build up of 5000sf @ 1500sf per floor. So now my question is: Is this kind of deal consider worthwhile or expensive? Personally I think its worthwhile to consider in view of the location, high traffic area, easy access, bigger parking space, private parking and commanding better rental yield. Those big corporation and furniture companies would love to have such location. Look at Lorenzo furniture at Likas, they are renting the whole place for more than RM8K per month. They dump in more than RM200K in for refurbishment and uplift the image of the building which creates more value as a whole to the landlord. I understand from the owner he bought that unit for less than RM400K back in early 1990’s which now easily worth RM3M @ RM200psf.

As conclusion, land is still the best asset to keep over long term. Those who have time to wait, why not try accumulate some land portfolio as by the time you retire your investment should bearing plenty of fruits. That’s what I’m doing; building my land portfolio for my next generation and my rental portfolio is for my own retirement funding. As what I parents always teach me, my grandfather is planting durian me him to eat, and my father is planting for me to eat, and last I’m planting for my next generation to eat. Who stop planting in between will be the foolish among all the generations. Don’t make the flow / cycle stop…keep planting knowing you have eaten what your parent has plant for you. Happy Investing.

Exactly what my dad said when we were planting fruit trees in the farm. He said , “I’m planting these tress for you and your children to eat.” He didn’t like why his brothers and sisters keep trying to claim their great-great grandfather durian trees planted. He notion that they should be planting trees rather than squabbling trees planted by 4-5 generations before.

Alast, org ulu mentality is very hard to change. Something that must be changed soon. Thanks for the article.

Thanks for your great posting.
Land is the only asset “missing” in my investment portfolio due higher barrier of entry (low loan ratio & low income).

Just for sharing….land that my uncle bought 35 years ago for RM30k/acre is worth RM1mil/acre now

Hi,
Same story repeating…My relative bought a land of 5 acres for RM25K in 1993. Today she JV with developer to developed terrace house and she get 8 units worth RM2M!! Happy Investing.

Thanks for this great article. What do you think of Tuaran Land? My personal point of view, In 10 years time, land price there will be hitting high. I can see that the development trend is towards there..housing project like LT Alliace, Commercial like Giling Metro, and few others township dev. planning along sulaman road to Horse Race.

Recently, I just bought a land approx. 29K per acre (Buy few acre). 500 metre from main road and flat land. From Info that I know, not far frm my land, there is a proposed dev. of a row of commercial plus 200 unit of single storey terrace by developer.

I,m 31 yrs old now and if I wait 25yrs just after I retired, I wonder How much is the land cost.? But the most important things is like what u said, I already planted some durian trees for my kids…

I still eyeing some other good deals land around Tuaran, Papar and othrs area while working full time as an employee just like u.

Hi Aaron, interesting story. Congrats! for your purchase. There’s no way for me to buy land with that price in place i live; which is Selangor. Most people in West M’sia are hunting for cheaper land in state of Trengganu or Kelantan.

Whatever it’s, i believe (don’t quote me pls ^_^) you will definately be a millionaire just by holding on the land until your retirement. To ensure you will have a “great” retireement, KEEP BUYING!

Yes, I checked frm Mudah.com the prices of land in S,gor & KL..Its very2 expensive.

I have the feeling that land around Kota Kinabalu and 30KM++ radius can be expensive as KL one day, followed by all major town in sabah. Just Like KL, when I googled the picture in 1970′s or 80′s, I cannot imagined how it can become a metropolitan city like today.
Generally, Sabah got a lot of opportunity to become great and tourism city one day. Its all about TIME. Hopefully big company can come here such us Genting, Sunway and others…

Just Like Kudat, 3-5 years back, I personally know the director of Kudat Riviera, Involved a bit on the development process but failed to take the oppurtunity to buy land there (very cheap during that time). I believe there is always a second chance if we learn frm the past.
CK blog give me a lot of great info…thats open my eyes, and most important is ‘action’. Cheers…:-)

lucky now for all invester’s and devoloper’s that the program build and sell has been extended to 2015 that way this year will not affect the property market as bad as it should be,on the other hand it will grow intistade,so all invester’s good luck to you and happy CY.

I am looking to buy a property in Taman Bukit Sepanggar and the options are 2-Storey Terrace House (450~470K) and 2-Storey Semi-Detached (800K and above). Is it worth buying for short term investment and what are the prospect of the landed property around Jalan Sulaman? Thanks.

What is your main objective? If. Just want to speculate..then invest in smaller investment as the initial cost is lower..anyway I won’t buy both of it…I’m converting myself into commercial portfolio. happy Investing.

Hi,
Personally the location is good and the psf is not expensive..IE only RM300 psf..comparable to RM500-RM700psf at KKTS. At the end of the day its all depend on your own personal planning. Happy Investing.

I ve a small piece of NT land with 1,800 sq feet only. I’m not sure if i should develop it . Thought of building a little cabin house and move in to stay. Negative side of it is that the land is of funny shape (kite like shape) and the right side of the land is the 8 metre drain!. My husband advised me to sell off as he thinks the land is useless and it cost money to ask labourer to cut down trees and grass every month (cost me Rm 150 ).I am in dilema!

Hi,
Try acquired another pieces next of your land to make it bigger. This eventually will increase your overall value. 1800sf is too small..cant do anything except kampung house. Happy Investing.
