What do you think the prospect of Pacific Parade? Isn’t it KK has gotten too many malls nowadays? They are selling at about RM3000psf which is the price of a downtown mall. Do you think it’s worth investing? I’m sure more malls will fail in the not too long future. What about this particular one called Pacific Parade? The layout is a bit odd. It doesn’t have nice road frontage like 1B or Suria. It’s currently look like some buildings hidding behind a few bungalows and the MAKSAK hall. What do you think?

Previously this area is not known to anyone. Only Menggata people know this area…but a lot more development around this area coming years…buying for steady capital appreciation would be good choice. Happy Investing.

Hi Mr CK, can you give your opinion on Taman Wijaya Park at Menggatal?Its a double storey 2 bedroom house, fully extended,freehold.Selling price less than RM220k. I don’t think you can get such value as Psf is less than RM230. Seller are asking current newly develop pricing. Anyway if you compare newly developed condo I believe it would be much more higher price. Happy investing.

Its a normal process of getting 3% earnest money..some are asking for 5% even but with condition. If you doubt over the whole process..you can pledge the money with the lawyer. At least its more secure. Its a leasehold property..if I’m not wrong its under 999 yrs title. Happy Investing.

Do you have any idea about Pearl Tower’s developer? Or do you have any information about the land title of Pearl Tower, whether it’s country lease and how long is the remaining lease? (when viewing, the owner told me it’s actually leasehold)

In Sabah, is it a pratice that the owner asked for 3% earnest money even before the title search?
