Likas is only about 3KM from KK city centre and squeeze between central development like Damai, Luyang & Penampang area while South development like Kingfisher, Kingfisher Sulaman, 1 Borneo and Indah Permai. Likas previously known as kampong Likas has change its face into mix development area especially for residential and commercial. It is one of the “MUST OWNED” property area especially for investor like me. There are few reasons why I say Likas is Jewelry for Sabahan.
a. Occupying 70% of major Schools in KK
Believe it or not it’s up to you, but it’s a fact that Likas occupying 70% of the major schools in KK. Below are the lists of the schools:
- Tshung Tsin Secondary School
- Kian Kuok Middle School
- Lok Yuk Secondary School
- Chung Hua Primary School
- All Saints Secondary School
- Shan Tao Secondary School
- St James Primary School
- SMK Likas
- SMK Agama (under construction, next to Mosque Likas)
- Sinaran College
- Master Skill College
I know a lot of us dislike staying near to schools as the traffic flow is damn busy especially early in the morning and afternoon time. But for me I love to buy properties near to this school as its will be occupied by good tenant especially teachers and lecturer while the property will enjoy stable and steady appreciation. Look at Indah Court and Lucky Height Condominium, in less than 1 year the prices has been steadily rising above RM200K per unit depending on floor size, renovation, and floor. Not to mention there is less and less landed properties for sale advertise in the local newspaper which already indicating that a lot of people has awake from dreaming. So instead of selling why not wait another 3 years? I bet you will earn more than what you expected now.
b. Proximity to town & surrounded by matured Chinese community
All of us should agree that Likas will continue to grow looking at its distance to the town and close proximity to a lot of major residential, commercial i.e. 1Borneo Hyper Mall and government department like Hospital Likas and SMC. Talking about General Hospital, last month I met a doctor who employed under Kementerian Kesihatan Malaysia intend to purchase a property for own occupancy at Telipok area which is about 20Km from his workplace at Likas and about 25Km from KK city centre. Is there anything wrong purchasing property at Telipok? No but… he has to bear a long term pain of:
- Wasting “time” as the traveling about 40KM everyday which might took easily 45Minutes excluding potential traffic jam!!
- Wasting money especially long term petrol expenses and high repairing cost!!
- Wasting energy, why not spend more quality time with family!!
The 3”W’s” above will be long term commitment for him. Anyway it’s his choices. I remember I told you all about one of my client who purposely move from Iramanis to Bay Shore just to make sure she can have more time with her kids who studies at Likas area even though she need to pay RM2500 rental per month!!
c. Surrounded by new upcoming major development
Likas only left with few pieces of fantastic and prime land for high rise residential and commercial development. Coming years you can no longer hope for landed residential properties within LIKAS area as developer will “capitalize” their land to the fullest. Look at KK Megamall project which has been took over by Kuok Group, the project is the last biggest flat land available in Likas facing the sea and backup by Mountain View. I heard the new owner will launched the project soon with GDV exceeding RM3B. I think it will be the hottest property ever launch at KK after 1Borneo Hyper Mall. Other high rise residential projects under planning are along Jalan Tuaran, Jalan Damai, and few around Signal Hill area. Not only that another beautiful flat land at Likas is near to Chung Hwa Primary schools which owned by Sandakan Oil palm tycoon also submitting plans for high rise residential. He bought it for not less than RM 50M @ RM 70 per sf so I think he will easily launch his condominium at RM500 per sf within the next 24 month. Looking backwards this area was offered to my client grandmother for free with annual assessment fees of less than RM1 per acre back in 1940’s. She declined the offers due to the annual assessment fees which she need to commit as long as she hold the land. Imaging if you are given such opportunity to own it, say 10 acres? It’s worth easily RM 26M (Valued at RM60 per sf). Yes RM 26M for the period of 70 years. Too bad there is no such opportunity now.
Looking into the future of Likas, I saw tremendous growth opportunity. I think this will be the last chances for us to own any pieces of the property at Likas.
I strongly believe this area will continue to enjoy steady rental income and capital appreciation. As I always say, principles in life will be…“Buy & Wait”. Remember waiting is a COST to you!!

Thanks for the info. Will inform my relative, he bought a unit there yrs ago, but before his loan get approved, the project already stopped. He is quite anxiously waiting for the the project to get started again.

I am staying in Colonades Condominium now and looking for a suitable place to move out. My two neighbours moved out a year ago from Colonades due to being fed-up with the falling concrete. Until now, the owners still can’t get tenants or buyers. Looks bad especially with falling occupancy.
Last 5 days, I had to put up with water falling from my ceiling like rain. Yes rain. And with all the wiring running through that area, I just hope no one gets electrocuted.
I really like the condo because it is spacious but now I suppose I must work hard to look for another condo. Every time, my friends come, they ask me to look out of the window and see the Hospital Queen tower that is across the road being demolished.
Your website is very useful for someone looking to buy a condo. It gives the good and bad points. We often get only the good points and discover too late after we buy it.

Again, mostly our children’s selection of school often determines on our choice of location to reside as we would be taking out heaps of our hard earned money to buy/invest. Bayshore Condo is good although its management system needed to be upgraded .Their water billing system has always been expensive, we can’t figure the rationing reason behind it either. There was twice break in where lap top and camera gagets were being stolen, the guards fell asleep during their night shifts from my experience living there.At the Peak Condo, water leaking is a problem as seen stain on the ceiling,walls, spooky mysterious knocking on the glass panels at night too.Whistling sounds too, be it outside the glass panels or else beside your ears in the lift, both in Peak Condo n Peak Suite Apartment.But with prayers, this can be solved.
Thetoilet bowels are problem too.But the sea view is the most awesome view ever.
I personally feel to invest/live within Likas area is still the best in KK becausec of its short distance to all focal point be it in to the city or etc…In all, it just the management system needs to be checked occasionally to keep them on toe so to speak.1 Likas development should be good too.

The prices is matured price. I dont think there is developer in town willing to developed landed within prime location like Likas. I wont buy but since you arr purchasing it for owner occupied. Might as well look around first. I believe there will be better bargain. Happy Investing.

MY daughter is going to St Francis and I have been toying with idea to move to Colonades Condominium which is just opposite. I;m staying in Likas now.
The prices are a bit high for an old condo but I can still accept that, as location is good. What worries me is reading about the bad condition and safety concerns. I don’t want my investment to go down over the years. I may have to sell my Likas apartment which is slowly appreciating.

Concerned mother, Don’t move to Colonnades. I stayed for for 5 years. Nice location but horrible condition – leaking pipes everywhere, falling ceiling, cracking on walls, floor, spoilt paintings and much more.
It won’t appreciate even though the owners ask for 500K. No one is buying. My friend who used to rent to me can’t sell even after a year. I moved into Likas condo and I’m happy.
CK Wong, I want to ask you a question since you are very knowledgeable.
With all these bad safety concerns like in Colonades Condominium,what can be done to ensure safety of people? Colonnades is not the only building unsafe in KK.
I visited one unit belonging to a friend in Colonades and I can’t believe what I’m seeing. A part of the concrete ceiling just fell and almost killed a child. Some pieces are over 12 inches. When I go there now I always look at the ceiling.
Is it DBKK or JKR or what authority that is involved here? Can’t depend on management as they will cover up to keep prices up.
I know it is the same problem in Queen E Hospital and government decided to vacate it. But what happens in private condos? Does someone have to die first like in Highland Towers in Kuala Lumpur?
Where can we report such a problem? No one can tell me. Even engineers. I think there are many buildings in KK in such condition.

Having a visit to KK yesterday and really missed the flight. From 1 Borneo to KKIA took 1 hours and 15 minutes. It is really ridiculous! I think the traffic management must be improved. First, all the roundabouts shall change it to traffic light. Second, terminate the contract by Global Upline at Tj Aru and get the more competent contractor. As TPK the advisor of Global Upline already sue for bankruptcy.
