Its a legal document that bank accept as collaterale. so why so worry about the title? I never hope our Shareda fighting more good things for us. 		<description>So people who wants to buy &quot;space in the air&quot; in the form of an apartment unit / condominium, be aware that the strata titles will take YEARS to be issued.
Until today, api2 apartments has NO STRATA TITLE. The same goes for all the other apartment/ condominium units in kota kinabalu. When i tried to clarify , the answer i got was, &quot; KK&#039;s is like that, it will take years/decades for the strata to come out&quot;.</description>

There problem with KK land office is that they need at least 15yrs to finalise their land title. And the worst developer are not taking subdivision job seriously as issuing Letter of Consent its their income whenever you sold your properties. So that why they prefer to do it slowly. Hope over time our SHAREDA will fight for us..Happy Investing.

		<description>Many of the condominium units in KL are managed by the tenant committee themselves. This is a great way to upkeep and maintain the entire condominium unit plus surroundings. 
We have yet to see this trend catching on in KK. Perhaps in the next few years, KK condominiums will have its own tenants as the management team.</description>

The problem with higher floor is that the appreciation going to be slower compare to the lower unit. Not only that the rental yield also expected to be below average as &quot;lazy&quot; people getting more and more including myself. Last 3 year Indah court is selling around RM150K-RM170K. That time the rental yield is around RM800-RM1200 depending on furniture and condition of the unit. But today if you purchase it for RM220K the rental is expected to be around RM1200-RM1350 only. Like I say previously coming new condo or apartment project with unit size more than 1000sf is expected to be sell for not less than RM300K. So Indah court still better bet compare to new development area looking at its surrounding which consist of 70% of schools in KK. So make your wise decision. Happy Investing.
