Investor will continue to buy and do not expect to sell it within few years to make a small profit or else we call them speculator. So an increase on the bank interest of .25% , 0.5%   will not deter them from investing continously. They only worry is if the bank don&#039;t give them a loan. But even if the bank doesn&#039;t give them a loan they will find other mean to finance it one way or the other.
The price increase in properties in the past 5 years was rather interesting. Was it becasue due to more demand, more speculation, and not enough supplies.  I think inflation was the main reason. During pak lah adminsitration gave the go ahead of increasing the fuel cost, every item went up in price and never came down even if if the fuel price was revised down a little bit ( prior to the recent increase again ). 
Which make me think that the price increase was cost pushed. In other words, our currency has dropped in value. So the ringgit that i hold yesterday is  less today.      
Thus , the price increase in property may not be a real increase . It,s mainly due to the dropped in the value of our currency. The best is , do not hold too much cash. 

That,s why we see those who have invested in the past will continue to invest regardless of the BLR or the economy situation. They buy property yesterday, they buy it today. If the increase , they are happy. If the price drop and some call it bubble burst they even happier, why?? it,s time to buy some  more.  That&#039;s why CK , you call it &#039;The game of the rich&#039;. I have seen that&#039;s how some of the Oil palm platation owners buy properties. To them there&#039;s so much cash with not very many things to buy. And it&#039;s really no point to keep thier assets in cash form. Some of them bought up prime development land. Such as the one CK you pointed out in Jalan teluk Likas for a wooping 30 plus millions for 15acs. That ultimate push the land cost up in the vicinity, and finally overall land cost in KK and also price of houses.

So the million dollar question is how do we as an average investor invest in the near future ? maybe CK you or anymore would want to shine some light on this !!

Last week I came across one pieces land around Kolombong with land tenure less than 30 years SOLD at RM4M @ RM88 psf with less than 1 week in market. And double storey terrace intermediate was transacted at RM420K@less than 20 years land tenure even though market value is at RM350K. Happy Investing.
