You need to change for better

Back in 1960’s RM10K is a lot of money. With RM10K at that time actually you are consider rich man in town. One of my close business associate parents has bought one piece of Country Lease land at Jln Apas Tawau for RM17K @ RM1.7K per acres. In late 2007, after he keep for more than 30 years he sold it for RM6.6M making total free tax profit of RM 6.583M or 387 times over his investment. His money virtually increases by 1200% every year. His story not only ended there, now his smart son continues planting and collecting potential land all over Sabah for his future generation. Hope his son (grandson) will inherit his wealth and continuously growing it into greater level. Like what my father always advises us, we are live to plant “durian” for the next generations. Never stop planting as the moment you stop planting, your generation also stop growing. So never stop because the generation who stop planting after enjoying the fruits are the most selfish and stupid!!       

1970’s

My dad don’t have RM10K in his saving when he is 30’s. He only start his first property acquisition in early 1970’s with his own saving and top up personal loans from his elder friends. And for your information, to get personal loans at that time is not easy. He needs to get another good friend to act as guarantor before the loans of RM1000.00 got approval. With that amount of money he manages to get his first property and subsequently he sold it after few months making net profit of 60%. This is the first time he sucks the blood of profit relating to property.

My Dad fulltime job

It was much easy to make money from property compare to his daily job as Taxi driver which required more time and hard work to earn same amount of money. He begins to work smart rather than work hard after that. He never stop until today even though he know its enough!!   

 

1980’s

I’m only less than 10 years old during this period. Experience people around me keep telling and reminding me on “Black Monday” happens late 1987 due to overvaluation, illiquidity in the market and over trading situation. I remember one of my colleague always threaten me with this crisis whenever I bought property for rental collection. According to him, during the crisis everyone is trying to throw away their property. Some even worst willing to transfer the property to your name for free.

Property price drop until everyone give up!!

 They just want get rid  their property soonest not only due to huge dropping in property prices but crashing of rental market. It seems like the whole world going to end soon. So virtually with RM10K you can get few properties at this period provided you got the guts and some financial back up from banker or your family. Too bad not many people did so. One of my clients told me he was offered RM800 per acres CL land at Beverly Hills area during this period. He not only declines the offer but he also scolded the agent for introducing such “jungle” land to him. He almost cried when he told me this true story as he is still under employment even already reach 60’s years old. My dear friend, he thought his decision is right but turn out to be the biggest mistake in his entire life. Today Beverly Hills land commanding not less than RM50 psf or RM2M per acre.

More than 4000 units Apartment

Land price within this area has appreciate further after famous local developer known as Wong Kwok Group has successfully developing few thousand units of apartment cater for middle and lower income group. Too bad for my friend who miss the golden opportunity, imaging if he bought 5 acres that time costing him RM4K now he is enjoying his multimillions retirement life. 

 

 1990’s

Early 1990’s my friend who is working in the banking line was approach by agent to purchase vacant land along Jln Sulaman. At that time the road is still under planning stages, thus the land price is still selling between RM10K-RM30K depending on location and topography of the land. My friend declines the deal as he cannot foresee any potential at this area. Today land price at this area has sky rocket to RM1.5M-RM2.5M per acres depending on the frontage of the land. More and more developer is eyeing this area as they believe this is going to be new development corridor for Kota Kinabalu.

Largest Intergrated City in Borneo

The major developments happen around this area are completion of 1Borneo hyper mall which is the largest mall in Borneo. The anchor tenant are including famous Parkson Department store, Giant supermarket, GSC, KFC, Pizza Hut, Mc Donald, Gucci, Tomei, Habib Jewels and etc. Beside SagaJuta S/B, other developers also launching University Apartment, University Condo 1 & 2 and mix development by Lintasan Mayang S/B on their high end project known as Alamesra Desa Saujana. If you happen to bought 1 acre during this period, virtually you don’t need to solely depending on your EFP to retire. But how many people did it?

2000’s

I started my career life early year 2000 and only started my properties investment until late 2004. At this period you still can buy a lot of properties using RM10K. I remember I bought one pieces of land near to Kudat airport for less than RM5K per acre. A lot of people asking me why I continuously accumulate Kudat land, my answer to them are simple. Do you know why? Because it’s affordable to me and the most important the title is 999 years leasehold periods. That means I still can afford to keep the land for the next 30 years without hassle. For me, I don’t mind to wait.

My dear friend, ask you parent how KK town look like 30 years ago? Not many people can visualize it will turn out to be like what you see today. Given time and a bit of research, I strongly believe our investment in land will continue to grow above our expectation. You only need 10 years to build your wealth just like what I did. Frankly, my wealth has been tremendously enlarged throughout this decade.

It’s going to be challenging and more demanding environment. Your RM10K might not even enough to purchase Beverly Hills studio that cost you RM70K (less than 400 sf). My dear friend, Time and tide wait for no man. Of course I don’t mean your RM10K is worthless but you can’t do much with that amount. Maybe you can consider Unit Trust since nothing to invest. But the fact is I never heard anyone make millions from Unit trust. So please understand the philosophy of investment and use it in your daily life for your own good. Don’t ever TRY NOT TO UNDERSTAND IT !!  Happy Investing.

Dear Ck,

The story of your business associate’s parents made 6.6 m over a period more than 30 years. With 1200% flat return a year would surely offset any inflationery rate.

Story like that has been told over and over again all over the world but few capture this vision . As I mentioned in your other article about Unit Trust saver, not all would be Robert kiosaki, Donald Trump or Robert Allen or a small version of any of them.

My mother inlaw, years ago had shared with me to invest in property. She used to run a very sucessfull business that make her good money. She told me she made even more money thru investing in property. She now diagnosed with terminal sickness . So over the years I really treasured her sharing of her investment foresight . She may have long to live. So I will always rmember what she told me.

So as what others has shared in this blog I greatly aprreciates them !

Thank you for your sharing. I really need to congratulate my business associate for their tremendous achievement. This is really a return that we need to “buyback” our life. I really appreciate those who share their success story to me. I always believe learning throught sharing is the fastest way we can grow. It also help us to save time since its a proven strategy. I keep accumulating proven success story from my business associates but I never heard any success story from UT investors. Perhaps anyone outside who really make it through UT please come forwards and share with us. Maybe we can try also in the future if its a proven methods to cure against inflation. Happy Investing.

After reading your article, i am starting to invest into a bit of property as well in Kuching. I just bought a condo unit in Kuching named VillageGrove as a passive income instrument for me. It is hard to achieve what your close associate parents achieve in this modern era. But you will never ever go wrong investing in properties. I see that most of your post on properties are on properties and land on East Malaysia.

How abt places like KL and Melaka? Any recommendations or tips for a new comer in this field?

Thank you for your support. Im not familiar with KL & Melaka but I know its very competitive market. Last year I met one of Director for Jaymuda S/B one of the major property developer from Melaka. He say Melaka is challenging market for rental. For KL side, you must be very careful as its a property “jungle”. So many property under the radar which will create very very competitive rental market. So better cafeul and please remember, I’m sharing the rules of property here..its applies every part of the world. As I always say…PRINCIPLES remain no matter where you use it. Happy Investing.

Lolx! You met Jaymuda punya boss? What a small world. Yeah they are one of the major players in Melaka. Thats for sure. That’s the problem in Melaka. My buddy (His daddy is a property developer) told me that if you buy property in Melaka the rental will be chicken feet.

How you going to cover your loans? For a double storey landed property in a good location can only fetch RM 600 for the whole house.

So this is one of the reason why i haven’t start to invest in property in Melaka but i am interested. Don’t know where to buy… Haiz..

Find it hard. Sure somewhere somehow people are getting rich through property at your hometown. If not you have to go nearby town to buy and invest just like what I do. I have been accumulating Kudat land back in 2005 (about 250KM from KK town). I bought it for less than RM7K per acres that time and now I think easily the value has appreciate more than 100%. So think above your normal mind and start somewhere. Happy Investing.

Brother 7k is the price I pay 5 years ago. Now the land price is selling for RM15-RM25K depending on location. Not easy to find. hy not you try invest at Johor or KL area as its near to you own place. I will keep my eye open for you at Kudat. Happy Investing.

HI,
Gold is not GOOD ENOUGH. I just met agent this afternoon. She just told me land at Kolombong has just turn diamond. Last time it was silver only. Now its shine much above our dream. I dont think GOLD can grow like land. Last 40 years price at KLCC area are selling for less than RM0.5M per acre now transacted above RM100M. Can your gold achieve that? Happy Investing.

I will try to help you to find. But as I say not easy to find good deal. Just prepare your fund and are you familiar with GOOGLE EARTH program? This is the main tools I use whenever I acquired vacant land to location, surrounding environment and etc. If got time pleasre browse on KUDAT town and read my another artical “Kudat going super highend and luxury”. Yes, Google Earth is major tools I use whenever I purchase land especially Kudat. In additional with that, I also use copy of “big title” from land office to facilitate me. So nothing is difficult in identifying land to buy. Happy Investing.

Its the “big location map” available in Land office. This is to know the actual location of the land. Land office is selling it for RM6 per copy. With this land together with google earth “free” tools, you can make 70% of your decision whether to buy or not to buy without viewing the phyical of the land. Save time and fast decision. Do they have this map for all the states in Malaysia? RM 6 is very cheap for that book… The land cost in the area that you going to recommend roughly is around how much woh?

It not the whole map of the state. But specific district and location. If you wanna own the whole area i think it should be less than RM100. The area I accumulate so far is at KUDAT. Sleeping town which is still cheap. Selling around RM15-RM30K per acre depending on area and location. How much you intend to invest? Your budget? Happy Investing.

Hi,
The main problem is each title is not 1-2 acres. Its normally reaching 10-15 acres. So each properties you acquired easily cost you more than RM200k-RM300K. So you have the budget? Happy Investing.

Open you eyes and come to Sabah. Understand more on our market first before you make such comment. Where are you from?West Malaysia? A lot of the people from the west always..I repeat..ALWAY thought that Sabah & Sarawak is less developed state but in fact we are equally develop compare to your side. I dont think East Malaysia people love your comment on us. Please travel more before you make your final comment. By the way Kudat do have airport and the have world class golf course also. Immense confidence on Kudat indeed! Pls dont feel offended, as my Q is only quoted relating to recent US travel advisory on terrorist attack in whch Azlan had done a great insight explanation…10Q..i meant if US keep warning, as a whole, virgin foreigner might think twice…still haunted by Bali bombing..

good feeling to invest in Kudat then…what do u think about Ranau area for its “M. Kinabalu resort” concept? b’cos beach resorts are plenty in the asean region..Indo-Bali, thai-Phuke, china-Hainan etc to name a few.. malaysia need to do a lot of works to complete, i reckon.

BTW, i never look down upon East saudara as most of you drive big 4 wheel, live big bangalo tauke..and of course CPO money!!

Hope you are not offended with the “strong” words I use. For Ranau and Mt Kinabalu its bring another prospects of investment. Lately there is one project launching at Kinabalu Park area known as “Royal Kinabalu” which consist of few hundred services apartment selling for avg RM800 per sf. I heard the sales is very good. They in deed cancel their promotion plan to promote oversea as they almost sold out to local Sabahan within first 3 month!! But its not easy to find good view land,flat land with road access within KK-Ranau area. Even there is the price will be much above its market value. Happy Investing.

Pls dont ever look down at East malaysia especially KK Sabah. We are major contributing CPO to Total Malaysia production. We have more than 15 branches of coffee bean, starbuck, San francisco coffee & we have plenty of KFC and McDonald. Not only that Volve Malaysia who only have 3 services centre in Malaysia just open one at our 1Borneo. This already represent how confident the West on the East. Happy Investing.

I read the above comment on “terrorist warning by the West” with much interest. And in the recent US travel advisory on terrorist attack especially the east coast of sabah as posted in http://www.travel.state.gov/travel/cis_pa_tw/pa/pa_malaysia.html

To begin with, we human have a lot of fear because of our ignorant . Many snakes ,spiders and other insects were killed unnessarily while found inside our house or it’s compound. Little do we know most of them are non venumous . I had friends that came from west Malaysia in the early days brought with them maggie mee and caned food when came over to sabah to work ! We had a good laugh evrythime we mentioned it. This is all because of ignorant !

Now for your information , Kudat is located in the north western part of sabah and has never been included in the many renewed travel advisory by the US. The advisory has always been in the east coast of sabah , namely the resorts located in isolated areas of eastern Sabah, including Semporna and the islands of Mabul and Sipadan.
Despite the many advisories over the years, the dive operators of these resort has never experienced a drop in tourists that come here to dive. Infact they are fighting hard to request the authoruty to increase the diving quota that assigned to each operator. (The authority is very reluctant to do that because of the fragile coral reef and other marine life.) That goes to show the divers are not overly concern about the advisory which being renew from time to time since sept 11.

The Tourism Board is trying to get investors and tourism players to invest and start up operation in other area of Sabah such as the Darvel bay, in Lahad datu in the east Coast, Kota belud and Kudat in the west coast which is still part of the Coral Triangle ( the world most diverse coral reef). As such i believe Kudat and Kota belud hold inmmense potential for tourism industry.

There are many travel advisories for countries around the world by the US. But little do we know that US is the country with the highest gun per capital that is 90 guns per 100 person(civilian owned guns ) capitalhttp://en.wikipedia.org/wiki/List_of_countries_by_gun_ownership.
And we always hear in the news, school kids went grazy and shoot their friends and teachers in school with semi auto weapon ( you can buy a gun in the US almost as easy as you buy a bicycle). But yet lot of us, we still send our children to the US to study!
Well ! to sum up , history has taught us , lots of these issue in this real world will still be here for a long time. Thus i will not let them restrict my movement . I will take it as a challenge and live with it !

Dear All,

I am a sabahan and have been staying in JB for last 15 years. Why JB? There are no economic development in KK 20 years ago and close to Singapore.

The land value has increase dramatically during the last ten years. Land value near the road side along the tuaran road is selling RM450K per arce which 30 years ago was sold for RM5K per arce.

Sabah is safe place to visit compared to West Malaysia. Why?
There are no motor gangs, low crime rate and political noise.

Of course, WM is more developed than sabah.

Hi,

Sabah definitely has fewer gangsters, as compared to, erm..though I hate to say this, Sarawak. My friends who do business in KK say they don’t encounter as many gangsters and road bullies in their daily life in KK than when they were staying in Sarawak. I stand corrected by this statement.

At this time, it is so difficult to buy a house. I’m from KL, the cheapest house i could find is an apartment which cost around RM200k++ onwards. Cost of living is very high already. I guess it is too late for me to buy a property now. Not much of profit i can get back.

Cost of living will continue to rise. Property price will gradually increase and I believe affordability and saving will continue will drop. Home Owner also will drop. At the end the rental market will be the main choice. So whether you like it or not. Make your best afford or..I can’t help much also. Happy Investing.

Hi CK,

I disagree with you to a certain extent by saying property price will gradually increase and affordability and saving continue to drop. Property price will increase more when affordability and saving go up. No doubt foreign buyers will come in to buy more properties, pushing out the locals out of their reach. But it is very important for locals to earn more money for properties to increase! I believe this will happen with more people in Sabah getting more highly educated and able to get better paying jobs.

Notice when affordability and saving drop to unsustainable levels, where locals can totally not afford to buy houses, government will come in to intervene. Measures such as Seller’s tax, restriction on foreign buyers.
Happen to Hong Kong, Singapore, China etc.

My dear friend, our food cost/living cost has continue to rise much faster than our salary incremental. So in long term, saving rate will continue to dropping pulling down affordability.
