		<description>I came across news that the prices of residential properties will rise 10-20% over the next six months because of cost and inflationary pressures. Real Estate and Housing Developers&#039; Association Malaysia president Datuk Michael K.C. Yam said &quot;The current housing market is simmering. There is no boom or bust, but property prices will rise. The increase will be in high-rise and landed properties in all price categories across Malaysia,&quot; At the same time, locally due to the shortage of sand and logistics / transportation costs, this will put more upward pressure on property prices. Currently, our sand supply is sourced from East Coast, Kinabatangan river and even Indonesia. The areas with the most growth potential in KK now are Likas and Tanjung Aru areas - due to matured surroundings and limited tracts of vacant land for further development. If you can find good buys at this areas now, it will be a good investment as when the new launchings are announced, they will set a new pricing benchmark. Note also proposed developments in these two prime areas are high-rise buildings because land cost had already push developers to this trend and this is the only way to re-coup their construction costs.</description>
