Hi! I think Kendara court in Luyang is in bad shape as the mangament is burst. There is no management. The place is dark at night. Most people have moved out.
May I know who is the developer for Millenniium Residence Apartment?
Ya, that’s true. Only a few units of Kendara are occupied and tenants take their own risks. A plumber friend said there is no water supply – has to tap from neighbouring houses. It is a pity because the location is great but the entire block is not managed – cracks starting to show also.

It is not selling vegetable. Are they going to lose 100k for that?.They still have to pay the mortgage.The developer from KL had run away. So when buying house or flat. Check on the developer.A lot of them register their co. with rgt 2.00 only. Too many freebie is dangerous.
What a shame. The location is so strategic. Very wasteful of our land. Why don’t the developer sell the management instead of running away? Or the residents refuse to pay management fees? Complicated.

since we are talking about what we should know about properties, i think i should voice some of my displeasures and unhappy service which i hope many ppl here can avoid.
I experienced a very irresponsible and careless banker from Maybank when i bought my kk property.
Her name is Michelle and is a manager in the mortgage lending department. She was very helpful when giving service to us before we applied our loan.
However, after our loan is approved, she will not care about any other questions you have regarding the monthly instalment. She has caused alot of convenience for us, and we have paid extra insurance which we did not need. We were not notified. In the process of getting our refund, We always have problem talking to her because she always reply us she is very busy. However, she has not called us ever since! No follow up for our refund, no contact and no responsibility!!!
I hope people will choose a good banker, who not only offers good lending rates, but also good service. This applies for lawyers and agents!!

I had a bad experience with maybank too. I was told by the agents that theirs was flexible loan. However, later(after signing the agreement) I found out that I need to pay RM25 for each withdrawal. Second, regarding insurance. I was charged on fire insurance for an incomplete (maybe 30%) house property. When I approach them, they said it was stated in the agreement. Of course I admit is my mistake not to read it thoroughly but the bank must not cheat us. After complaining upto KL maybank only then they look into this matter.
I know her. Her service is very bad. I will never find her again if i want to loan another new house.
Talking about lawyer, have you seen a lawyer,who explain to you about the terms of the sale and purchase when you purchase a house/condo. Only a clerk will ask you to sign all the documents and if you ask question, they tell you it is a standard document.The lawyer fee is not cheap. When you visit a doctor, if a nurse/assistant attend to you, do you pay doctor fee or nurse fee?. Can you tell me which lawyer firm explain to the one who pay their fee? It seems it is a standard thing here where you not allow to see them.
House Agents are also that bad. If the tenant leave after three month.I have paid for the agent fee which is one month ie for the duration of one year. The agent refused to do anything. Who can I complain to?.
A number of bank officers think we will only buy one house in our life, so they are not bother. The one who give extra services will make it in this world. The lazy/arrogant one do not deserve to be rich. Never look down on people, you think can not buy a house. I was under their mercy 25 years ago. Nowaday, the story is different.

I have experience that..Shelly Yap Lawyers (Ms Nancy), She is owesome, retired beautiful matured lady. I really admire her..as she really explain one by one expecting buyer/seller understand all in all. I really wanna vomit blood but anyway Thank you to her so much..Anyway legal fees are still negotiable this days depend on who you talk too. For banker, not all banker are like that..I’m definitely Not one of them:) Happy Investing.

There is a new project (18 floor apartment with lift and indoor carpark) named KoUMS beside the constructing medical faculty ums and future university hospital within UMS. The WALKING distance of this apartment to this future university hospital is less than 5 minutes. The apartment size is about 850sq and the price is about 280k.
The agent told me KKM has taken 1/3 of the apartments. The project hasnt officially lauched but we already can buy via the UMS koperasi. I would like to ask your opinion whether this apartment is worth to invest or not because the price is not cheap? thanks.

Is this Angkasa Apartment? Where is the location? If they are selling for RM280K is abit expensive as the rental yield expected from student is not high ie 3 bedroom rent for RM 900/ per student is RM150/2 person per room. The appreciation would be abit slow. Happy Investing.

Thanks for reply. It is not Angkasa apartment. The KoUMS is within the UMS area, which beside the medical falcuty and future 8 storey university hospital UMS. The agents claim it’s good to target those doctors and other hospital stuff there later like hospital university UM, hospital university UKM.

I understand some Singaporeans can be quite arrogant and cocky. They are like that because of the success of the development in their own country. Thus, when looking at KK, they feel that they are an upper class.
But when i look at KK, I feel relaxed and it offers me many things that Singapore cannot offer like scenery, peace and freedom. Thus Sabah is definitely a place i would consider retiring.
As an investor myself, i definitely want to see KK properties appreciate and go high up in the upcoming years. It is one of my wishes to see Sabah upgrade to a world class city in the future years. My only worry is Sabah is still under the Malaysian Government.

Infact, the property market in KK or Singapore are control not only by supply and demand factor but also control by big syndicate, usually they are combination of banker and capitalists formed for the purpose of carrying out some big project requiring large resources capital. These big syndicate some times can manipulate the market price of some prime location by improving the infrastructure and surrounding amenities.

I expect to rent out at least for RM1500. Its renovated. Dont have tenant yet, as current use as his vacation home. Im hoping to rent it out to UMS staff/students.
In my personal opinion, If you are targeting UMS staffs or studetns to rent your property, 1borneo condo is not a good choice.
Why?Most UMS students are willing to pay <RM200/month for accommodation. They prefer to stay in Kingfisher because the UMS bus will go there to pick up the students everyday. They go local uni as they want to save money. RM1500 for 2 rooms is a bit burden for them.
So far, many UMS staffs stay in University apartments. Rental is only about RM800/month and every morning not need to wait for long U turn.

What do you think of the Jade Residence condo in Fung Yi Ting? Selling at about RM500 psf for less than 1500 sq feet. It is a 15 storey height sitting on the hill with 135 units. The other condo in that area is Element condo by Wah Mei not yet lunch. I heard is 20 storey with few hundre units.

i dnt hv so detail of this project info..bt i know dis project tat time they r launching the kk suite at sutera harbour..the design quite nice and i like this condo is the 3 or 4 storey car park b4 the residences unit..i think in future dis kind of condo il become popular at kk.,dis il oso be the advantages and added value for the condo..
car park underneath the condo units is very common in KL & overseas where land is scarce. I prefer this kind of design too, seamless transition from car park to liftcore, shielded from sun & rain. On top of that it save land area because outside carpark reduced. I think the one & only existing condo in KK with such design is Waikiki, Tg Aru. Although it is consider old condo, the structure is still good and design can beat many new condo. Just my 20 cent opinion.

For the price, it is consider average in the market now as RM350 per sq ft is about the same as other condos and the location and design of the condo would be a few factors that contribute to the current price
Does the condo have any multi-storey car park built below it?

Well the land for the condo is just adjacent to the Semi D site actually, land size about 3.3 acres.
Current access to the land will be from Jln Nasoob Baru -> Jln Nasoob Hungab -> site. Currently developer plans to open an access directly from Jln Pintas highway but provided they could acquire the small parcel land in between Jln Pintas highway and the site. The chance is 50/50.
Yes, Ground floor until 3rd floor will be multi storey car park. And one of the selling point is each unit owner is entitled for 2 parking lot, unlike other existing condos.

my opinion is the penampang by-pass area il be the booming area in future..this kind of condo il getting popular..i try to call the developer,the lady say nt yet launching bt they r eady to accept 10K as deposit under stakeholder..100% taken up..dnt know this is their strategic or real happening…
dnt know wat to say…everybody say property price very high..higher than KL,no money to buy or got money bt can affort,bt when asking developer than all unit r taken..txu!

Its seem like market is going to no way especially for undercons project. Last few week when I was having conversation with some of the local developer..even their project not launch yet they say 90%-100% sold..Im doubt over all this commitment. Anyway Be contious and Happy Investing.

I know a developer friend of mine, use our name to get the project started, then later on ask me want to buy or not. Then later said all units taken up, but I asked another friend who knows the developer says there are still unsold units after completion for 2 months already.
Personally i tend to avoid under con properties because of the risk like uncomplete, interest, maturity risk etc. I would rather focus on completed tenanted properties even maybe the return might be lower but so is the risk.

Property is the best asset over the longer term, ie 5 years and above..Market will continue to be uptrend just that certain asset will be abit slow as it does take time to absord it. Your portfolio will be different depend on your purpose, ie capital gain or rental portfolio. Some asset must be avoided as it does not contribute any growth into your portfolio or even drag your growth. So be aware. Happy Investing.

CK, what do you think about Pintas Square? I am currently looking at commercial, this area looks to me with potential, with upcoming ITTC, Chang Cheng Group Mall and Hotel plus others around the area.
Only if they open a few banks here , this place would boom big time.

I not familiar with this area..but in general I’m not willing/not ready to commit any commercial above RM1M. I think its tough for tenant to survive..Of course there is alot more development nearby but make your own research. Happy Investing.

CK I appreciate your honesty, if you unfamiliar you just admit. However, you can help by giving tips if you heard of any bank setting up new branch on this belt Jln Penampang Bypass, Jln Lintas Kepayan? (not just Likas, Kingfisher area only la friend)
The reason we are keen to know is that there seem to be many new commercial acitivities on the belt. Up at Lintas Jaya, we already know Ngiu Kee Department store is the anchor tenant of a 5 storey mall. Judging from the advertisement the mall will consist of food court and typical outlets you find in a shopping arcade.
Down a bit at 88 market place, I seem to get that DBKK is under pressure to open the ready-made wet market facility. The developer once boast that the market can be as busy as Lido.
There is only one bank near to this belt – Public Bank Lido. The population is dense with majority Chinese & Kadazan.
Any comment?

any new developments going to be launched before this year ends? I would like to share my thoughts….so far developments are beginning rapidly and the current focus is on Sulaman, Kepayan, Jln Penampang Bypass.
Lets see for Sulaman, Alamesra is waiting and keeping mum on their next move and I would suggest them to change their design totally and focus on highrise residence rather than building landed houses on such a big and bright location land. This is the same thing for W group apartments along Sulaman
The trend has slow down on Inanam and Putatan which they are once booming with developments than other areas. Developers of Likas Bay and Likas area are taking their sweet time and not rushing on launching new projects
This is supported by the move of “wait and see” on the market from developers in Likas such as IJM land, Faber group, Unique Flex (The Bay residences), New Age Portfolio (Celebrity Residences) and some other developers of Likas Bay land
Big mistakes done by developers in the city is that they don’t fully utilize the lands being developed by them. Examples listed
1. Suria Sabah = Big big mistake…a mall without anything. How are you going to attract patrons on weekdays? They didn’t construct office tower, highrise condo, hotel tower or suites on top of the mall…Even worst, a seafront land without a proper plan and they still haven’t think of adding F&B along the seafront to attract people
2. Star City South = Another same fate mall….no condos and hotel on top again? Come on, you’re in the middle of the CBD and they didn’t know its a prime land…The design is worst and this land should be given to West Malaysian big developers to build
They just don’t learn from the mistakes of Likas Megamall do they? 1-storey mall on a waterfront land and luckily it was stopped before there isn’t any solution to reverse it. CK or anyone knows what are they up to or the next step for Pacific Parade?
Regarding on banks, HSBC branch is opening where? Some said that it would be at Inanam Taipan while some claimed to be at Metro Town

Thanks for the info. Population wise I think is only matter of time because all the developments seems to heading this direction, and developers wont build without demand too.
I feel if there were financial institution were to open branches on the penampang bypass area, i think would definitely make it another damai or lintas. But so many development (damas 118, pintas square, kepayan point, windrose square and c-park etc) is hard also to pick a winner among so many shoplots being built over there.
Thats why if anyone got any tips regarding this area pls share ha

Menggatal town (developer are Singaporean) , for 848 sq ft , RM160k only … its located on 3rd floor apartment .
I’m thinking to rent out , but i’m a bit afraid of the Appreciation from that area.
I bought it coz it’s located inside Menggatal town nearby Munsiang and i think its a strategic location.
What do u think of it ? i would like to rent out for RM700.00 (3 rooms),or i should lower the rental for that areas?

There is plenty of condo/apartment around this area. I believe the rental yield is abit tough to pick up. But since you bought it already..then bear with it. Try find better tenant and put in more furnishing to command higher rental. Happy Investing.

Its too small for investment. Its a strategy that developer use to capture youngester to invest since its affordable. For your information, coming 3 years..at least another 10000 units of apartment to be built along this way. So you better do your own homework again. Happy Investing.

Thanks for the reply CK. I had been thinking that b4, but the affordable i can is around 300k to 400k at this stage.
My initial thinking was having some property that eventually doesnt depreciate over time with inflation. Even if every month need to cover 40%-50% of the loan after getting the tenant in it.
CK, i know there are other mature area apartment around Luyang, Likas or etc but mostly they have some ages on it like indah court which is (>15 years) and currently cost around 270k. How much appreciation it can be on the following years with all the new units coming in.
200k new units maybe affordable by new investor and also more will coming on those areas (sulaman). But based on your other “title” at this webpage, i remember you mention there might be a big change in this area for the next 5 years/10 years.
Taking a new unit now with 200k and after >10-15 years comparing to indah court lifespan. I might have more return but the risk is higher but who knows since investment is no guarantee. This is Personal thinking only and really need some feedback on this based on your experience.

What is the rental yield are you getting? There is one REIT company doing profitablity research for Suria Sabah lately. They found out only 2 business operating at SS is profitable..the rest is losing money!!! So the rules never change, you must make sure your tenant are at profitable before they can be good pay master. But its all depend on what tenant and what business they are in. I presume your unit would be at first floor…better careful then regret later. Happy Investing.

Personally I don’t like govt project especially crowded by non Chinese. Those who stay going to have non Chinese attitude which going to affect the rental yield and overall management in the future. Think twice..I still advice My firmed to by Beverly hills area which is also around the same price. Happy Investing

It’s sole apartment at that area. Surrounded by non Chinese and isolated inside. It’s not about pricing..it sabout future appreciation and rental yield..I think the rental would be good. The whole environment is not pleasent area. Happy Investing.
