ck, do you think d’banyan residency is worth buying? I heard the whole project has been fully sold out due to its relatively cheap psf cost than the recent launches of high end condos in KK. do you think the value will appreciate better than condos over the same time, lets say 5 years? my reason is that it is a much preferred landed property, and located within the city of KK. thanks.

Hi, heard d banyan’s were sold out. I heard OC will be out Q1 2012. I am wanting to buy a semi-d provided it is at reasonable market price for long term investment purpose. What would be a reasonable market price range psf for d banyan, if I buy 2nd hand?

The selling price in secondary market is un known as most of the semid have different land size. But I was told, average psf is around RM600. That mean per unit is around RM3M. Happy Investing.

I heard there is owner wants to sell d’banyan linked house for RM2.8mil (ie 640psf) . I think the original price was only RM1.6mil (370psf). What wud you think? Can buy if intention is for stay and long term investment?

Almost 70% developer in town provide poor workmanship. So not much to compare..as all of them are sub con their project. So better get the unit with less problem and the most important is the potential rental and capital appreciation. Happy Investing.

What is the purchase price? In fact I never been to Delta Height before or analyze the property. Please confirm the value with valuer yourself. Base on my experience, I believe the price would be around RM170-RM220K depending on the size and floor. Of course at the end of the day, the rental market would be around RM750-1000per month. I don’t think you can get such high value. The most would be aroun RM250psf. New phase might sell above RM300 but very unlikely valuer going to value that high. If you intend to spend RM340k I advice you to consider likas area especially Indah court n Likas court. Happy investing.
